  • Data driven valuation. I'm not an appraiser and I won't guess on value — I'll pull the actual comparable sales and we'll talk honestly about the range. Then the auction delivers the truest appraisal there is: people ready to write a check, competing in the open.
  • Put the plan in writing. Method, tracts, timeline, marketing, and costs, on paper, before you commit to anything.
  • Handle everything. Survey and title, tract design, signs, mailings, advertising, the auction itself, contracts signed the same day, and the paperwork through closing.
  • Make buyers compete for it. Neighbors, farmers, and investors bidding against each other in the open is how land brings what it's actually worth.
  • Leave you with proof. The marketing record, the bid history, the settlement statements — a file that shows the family, the attorney, or the court exactly how the price was reached.

Corporate, utility & institutional owners

When the land is on a balance sheet

Companies, utilities, banks, and investment owners hold ground too, and it moves for different reasons — a plant closes, a line gets rerouted, a fund reaches the end of its term. The method is the same one described above. What changes is who you have to answer to afterward.

Dispositions, whole or in tracts

A holding rarely has one best buyer. Dividing it lets the tillable, the timber, the road frontage, and the building site each go to the buyer who values that piece most — on a single sale date.

Acquisition and right-of-way

Buy-side work runs the same way in reverse: comps first, then a number you can defend to the people who approve it. That includes the odd remainder parcels a finished project leaves behind.

Rights, not just acres

Water, oil and gas, and mineral rights; mining ground and reclamation land. Some of the biggest sales I have run turned on what the ground carries rather than what grows on it, and the buyers for that are a different list than the neighbors.

A file your board can read

The marketing record, the bid history, the settlement statements — documentation that shows a committee, an auditor, or a regulator exactly how the price was reached.
